The Process of Selling

Listing your home is a simple process with VHM. We professionally manage the entire process from the first meeting to the final closing.

Initial Meeting

We will conduct a current market assessment of your home including a thorough review of your home and comparable properties in your neighborhood. We will prepare a marketing plan and explain the listing process and related paperwork.

Using the current market assessment of your home, information on comparable properties and factoring in market conditions, we will recommend a price point and marketing strategy.

We will develop a comprehensive listing for your home. This includes collecting detailed house information, photos and virtual tours. We prepare and submit the listing information for MLS and the web. In addition, we prepare customized feature sheets that provide visitors to your home with detailed information.

When you work with VHM, you list your home with one agent but you get the market reach of the entire team. We tap into our extensive network of potential buyers and other agents to introduce your home.

Our office coordinates and schedules all visits to your home by potential buyers. We understand and respect that your home is the centre of family life and are sensitive to special requirements for visit times and the treatment of pets. We will provide you with detailed feedback after visits and keep you informed about any interested buyers.

We will coordinate and present all offers from potential buyers and explain all of the offer elements and your options. We will evaluate the buyer's qualifications and negotiate, prepare and present all counter offers on your behalf. We provide constant communication on contract status until we deliver the final contract.

Before closing we continue to coordinate and schedule any follow up visits, inspections or other appointments with the buyer. On closing, we prepare the final documents and send them to your lawyer.
